This room accommodates up to 3 guests and includes a chair, chest of drawers, and a portable clothes hanger. Bedroom 2 (Second Floor): A cosy double bed, large wardrobe, and chest of drawers, as well as a dedicated desk area for remote work or studying. This room accommodates up to 2 guests. Bedroom 3 (Third Floor): The second master bedroom features a double bed and the luxury of a private ensuite bathroom. It also has a dedicated office space for uninterrupted work or study. The room accommodates up to 2 guests and includes 2 large wardrobes for ample storage. Important Information & House Rules: To ensure a peaceful and enjoyable stay for everyone, we kindly ask all guests to adhere to the following guidelines: No parties or events are allowed and fees may apply. Smoking is strictly prohibited inside the property (a designated outdoor space is available). A £500 fee will apply for any smoking inside the premises. Zero-tolerance policy for illegal substances. Sorry, pets are not allowed. Only guests included in the booking are permitted to stay overnight; no additional guests are allowed. Please respect the neighbourhood and maintain quiet hours between 10 PM and 7 AM. Treat the property and its furnishings with respect. We request damage deposit upon booking. The deposit is fully refundable. The security deposit will be charged to cover the cost of any damages or violations of the house content, appliances, any damaged, lost or missing items and breaking of house rules. The property reserves the right to calculate and deduct the damage deposit accordingly. Upon check-out we return the deposit back within 5-7 business days. All the deposit collections are processed within the platform of booking or through a secure payment system. Lost keys will incur a £150 replacement fee, and a £60 fee will apply for lockouts requiring assistance. If any issues arise, please inform us promptly for assistance to ensure a smooth and enjoyable experience. We do understand that things may happen and we address any emergencies within 24h. You receive a fully serviced accommodation with regular maintenance and housekeeping services, all bills included such as gas, electricity, WI-FI, Netflix etc. No hidden fees! By confirming your booking, you agree to adhere to these house rules and accept the associated chages for any breaches. Please note that all guests will undergo a verification process, during which a valid ID will be collected. Additionally, an agreement outlining the terms of the stay will be provided for signature between the host and the guest.
