This fine, early 19th-century detached Regency Grade II-listed villa is set in the heart of the pretty Surrey village of Laleham, on the edge of the River Thames. Internal accommodation extends to almost 4,000 sq ft across six bedrooms, with a plethora of original architectural features throughout the home. Brilliantly conceived large mature gardens envelop the house and include additional ancillary accommodations. Access to central London is excellent, with trains from nearby Staines Station taking 30 minutes, while Heathrow Airport is just 15 minutes away. Local day and boarding school options are exceptional, and opportunities for country pursuits, including polo, golf, horse riding and horse racing, are world-class. Setting the Scene Laleham village is located beside the River Thames, a riverside community which contains many fine 18th and 19th-century houses. Located in the Borough of Spelthorne, in Surrey, the peaceful hamlet is surrounded by open fields to the north and south, with the Laleham Conservation Area encompassing most of the area. Village life centres around All Saints Church, directly opposite High Elms. Believed to stand on the site of a former small Roman temple, it dates back to the 12th century, with the tower built later in 1732. High Elms occupies the most prominent position in the centre of the village, set back from The Broadway at the junction of Blacksmith's Lane, which leads directly to the river and is moments away by foot. The house overlooks All Saints Church and the village war memorial, a beautifully simple stone Latin cross monument. For more information, please see the History section. The Grand Tour From The Broadway, the house has an imposing presence, set back from the road behind a low wall with spearhead iron railings and laurel bushes. An enormous beech tree stands proudly nearest the brick-paved driveway to the west range of the house, leading to the garage and conservatory. The front garden is wide set and laid to lawn with box topiary balls and a wonderful magnolia tree positioned centrally. The house is rendered with rusticated quoins up to the second floor, which has a cornice and band. Three storeys high and five bays wide, the elevation is punctuated with white-painted box sash windows, the first-floor fenestration with pretty blind boxes, and the entire facade is wreathed in mature lilac wisteria. The Welsh slate roof rests behind a low parapet wall atop the uppermost storey. A brick-paved path is set to the east range, leading to the open black and white tiled entrance porch, with Tuscan pillars supporting an entablature and cornice above. Entry is to the side of the house, into the entrance hall featuring a handsome brown marble fireplace and a Greek key plaster cornice with Regency frieze set below. The spacious drawing room faces south to the front of the house, with a trio of shuttered windows looking out to the church beyond and flooding the room with light. A further canted bay window is set to the rear of the room, looking to the rear garden, and the room has further excellent plaster cornice framing the elevations. The room connects to the vast orangery and sunroom, with a glass pitch roof and built from excellent quality white-painted hardwood. Plantation shutters afford privacy to the front of the house and quadripartite tall windows face the rear garden terrace, with access via adjacent French windows. The dining room is positioned centrally within the ground floor plan, just off the entrance hall; a glass-paned door with side lights is set in the rear canted bay, opening to the garden terrace. This room is believed to have been the home's original entrance hall at one time, and carriages would pull up to the rear of the house to deliver guests. The room has limestone flags underfoot and a fine oak bolection chimneypiece grounds the space. This room connects to the spacious kitchen and family room, set within a later single-storey addition that spans the entire depth of the plan. The bespoke wood-panelled cabinetry is by Martin Moore with slabs of granite resting atop. A navy enamel Aga rests in the hearth and a central island unit sits beneath the pitched glass roof lantern. There is a further utility room to the rear of the room, while there is space for dining and further seating beside the French windows, opening to the garden. Ascending to the first floor and sleeping quarters, the winding oak staircase is set within its own hexagonal tower to the rear of the house, with a decorative oak handrail and barley twist balusters; an original pitched glass cupola set above floods the staircase and landing spaces with light, with two further roundhead windows set at each mid-point. Two spacious bedrooms are set to the front of the first floor, with shuttered windows overlooking All Saints Church, each with a pretty fireplace. A further bedroom and bathroom with subway tiles and traditional design chrome brassware are set to the rear. The uppermost storey is home to three further charming and spacious bedrooms, and an additional bathroom of a more contemporary design, with limestone tiles and modern chrome brassware. The Great Outdoors A flagstone terrace spans the width of the entire house to the rear, looking out to a box hedge parterre garden and the expansive lawn beyond. The garden has integrated lighting within the design and looks wonderful when lit at nighttime. The garden is well stocked with a brilliant variety and seasonal shrubs, plants and flowers, and has very mature trees at its end. An extended pergola runs along the western edge of the garden, festooned in white wisteria and roses in springtime, and leads to a one-time potting shed, cleverly concealed behind yew hedging and now converted to a comfortable home office, with an underfloor heated brick-tiled floor, butt-and-bead panelling-clad monopitch roof and its own WC. Additionally, there is a large, detached games room adjacent to the rear of the garage and at the west of the garden terrace. Handsome in design, it has a black and white marble tiled floor and oak wainscotting, with a separate bar area. The space could also make for an excellent studio or for occasional overflow guest accommodation. Further garden structures include a summer house with glass double doors to the rear of the garden, and a charming open seating pavilion to the east of the terrace. Service entry to the garden is either through the garage, or a side path around the west range of the house. Out and About Laleham village is brilliantly positioned, with open fields to the north and south, Queen Mary Reservoir to the east and the River Thames to the west, just a one-minute walk from High Elms. The village has two pubs in walking distance, The Three Horseshoes and The Feathers, both also serving lunch and dinner menus. The village also has its own primary school and a very active residents' association, who have thoughtfully compiled a brilliant guide to historically focused walks in the area. The Laleham Heritage Centre is also just across the road from High Elms. The Thames Sidewalk offers peaceful walks along the river, leading eastward to open water swimming at Shepperton. Laleham is located near Chertsey, a picturesque town in the Runnymede borough of Surrey, positioned on the River Thames and the River Bourne. It is excellently positioned for horse riding, walking and other country pursuits, with the surrounding area having further opportunities for sports, either participatory or merely spectator. Racing can be found at Ascot, Windsor, Epsom, Kempton and Sandown Park Park, while polo clubs include the Guards Polo Club in Windsor Great Park itself, The Royal County of Berkshire Polo Club is in Winkfield and Cowdray Park slightly further afield. Golf aficionados are also well catered for with some of the best courses in the country, including Wentworth, Sunningdale, Swinley Forest, Queenwood and Foxhills. With limestone flagstone flooring and bespoke cabinetry, including an island unit and display shelving, the comprehensively fitted Plain English Design kitchen/breakfast room is centred around a 5-door Aga stove. Ancillary space is provided by a well-appointed utility room with heritage, trough sink and, along with a cloakroom, larder and boot room, completes the accommodation on the ground floor. A central staircase rises to the first floor landing, giving access into a principal suite which comprises a fitted dressing room and a stylishly designed en suite Aston Matthews bathroom featuring a stand alone 'ball and claw foot' bath. There are four further bedrooms, a versatile sixth room currently in use as an office, as well as a shower room and family bathroom which are arranged over the two upper levels. The gardens and grounds are particularly noteworthy, having been designed and landscaped to create a secluded sanctuary with a series of linked 'outdoor green rooms.' Adjoining Windsor Great Park, the western section of the gardens is held on a Crown lease and enjoys direct access to the park via a private gate. Swathes of lawn interspersed with mature and specimen trees create a parkland environment. Garden features include a labyrinth of manicured evergreen hedging, deep planted beds filled with architectural, fragrant and floral specimens, a wrought-iron pergola adorned by wisteria, and York Stone paved terracing that provides opportunities for outdoor dining and relaxing. To the front, a beautifully tended wisteria complements the elevations of the house which may be approached via white-painted electronically operated wooden gates which open onto a gravelled driveway leading to the side and rear of the house and to a detached garage, with a spiral 1,800 bottle wine cellar below. The Gate House occupies a prestigious position immediately adjoining, and with direct access to, the 5,000 acre Windsor Great Park which offers opportunities for leisure pursuits including walking, cycling and horse riding (subject to obtaining the necessary riding permit). Set on the edge of Windsor Great Park, this exquisite Grade II-listed detached Georgian red brick house is the very last house on the much-coveted Bishopsgate Road. Internal accommodation extends to almost 3,500 sq ft across six bedrooms, while the wonderfully preserved and restored original interior features are complemented by sympathetic additions, including a Plain English Design kitchen and Aston Matthews bathrooms. Large mature gardens envelop the house, directly abutting Windsor Great Park, at the edge of the deer park - Royal Lodge is this home's immediate neighbour. Access to central London is excellent, with trains from nearby Egham station taking 40 minutes, and Heathrow Airport is just 20 minutes' drive away. Local day and boarding school options are exceptional, and opportunities for country pursuits, including polo, golf, horse riding and horse racing, are world-class. Setting the Scene The house is built from finely tuck-pointed red brick, laid in Flemish bond, with a restored hipped Welsh slate roof. The plan is rectangular, and box sash windows punctuate the three-bay-wide main elevation. The central doorway has a round-arched head, with a hooded canopy resting on flat pilasters. The six-panel entrance door has a radial fanlight above. What was once an eighteenth-century cottage is set at the western range, accommodating a spacious drawing room overlooking the garden - the principal bedroom is positioned above. As part of the exhaustive renovations undertaken by the current owners, a two-storey addition was built at the rear of the house, creating additional service areas and a further bathroom above. Master craftsmen completed the restoration, and architect Brian Haward consulted on the programme of building works. All plumbing and electrical utilities were renewed, windows, shutters and plaster cornicing restored, and where necessary, replaced, and all original features were carefully preserved. Column radiators and brass dolly switches feature throughout. Additionally, a Banham security system was installed. The grounds were redesigned and landscaped with an eye to preserving the established and mature existing planting. For more information, please see the History section. The Grand Tour White-painted electronically operated wooden gates open from Bishopsgate Road to the pea gravel carriage driveway. Mature holly bushes screen the house from the road, while a large and deep crescent-shaped flowerbed adorns the front of the parking area with shrubs, flowers and a lovely magnolia tree. A driveway leads past the side of the house to a detached garage at the rear. Carefully tended lilac wisteria envelops the entire south-facing facade, creating a riot of colour and fragrance in springtime. The entrance porch opens to the private hallway, which has pitch pine floorboards. 'Family Silver' by Mulberry Imperial lines the walls above the above elegant wainscotting. The beautiful staircase lies directly ahead with a fine mahogany handrail. The ground floor rooms work on a circular plan and lead to one another effortlessly. At the right of the hall is the library. Here, custom-built bookshelves in a classical design line the walls and a fire is set in the open hearth, with a wood-panelled surround to complement the joinery. The dining room is on the left of the hall, with a wonderful clear vista to the garden terrace beyond. This leads through narrow French windows to the drawing room, which opens onto the terrace. The dining room has contemporary wainscotting in a simple design and a working fire set in the open hearth. More wide-set French windows open to the next-door kitchen. The drawing room is a wonderfully light room, with windows at its south and west aspects, while French windows provide access to the garden terrace. The centrepiece of this expansive room is a 19th-century stone fireplace skillfully crafted in France to replicate an exquisite 18th-century design. An 18th-century English log basket is inset. The room is carpeted in beautiful deep pile cream wool. The kitchen is off the dining room, with added access from the back hall. Limestone flags run underfoot, and more French windows open to the garden. Here, Plain English Design kitchen cabinetry painted in Paper and Paint Library's 'Lead' colour rest beneath black granite worktops. A central island unit on legs in the traditional country house style complements a five-door black enamel Aga stove, which has an antique wooden bacon rack above. Along one wall are further cupboards with hardy Iroko wood acting as a worksurface, and a bespoke slate butler sink is inset with a chrome cross-head mixer tap. The dishwasher is integrated, and an open shelf is set above for glassware and storage jars. A further fitted dresser is positioned to the rear of the room; built in a similar design by Guy Sturgess of Quantock Woodworks, it is home to an integrated fridge-freezer. There is also room for a kitchen table beside the window. The service area comprises the back hall, a separate scullery with further plentiful Plain English Design cabinetry, a larder with slate shelves, a boot room with flower cupboard, a washroom and the boiler room. Reclaimed pamment tiles have been used underfoot and unify these most useable of spaces. On the first floor are two bedrooms and a shower room, and the capacious principal bedroom suite, which encompasses the whole west range of this floor. A large dressing room has a wall of panelled fitted wardrobes and is papered in 'Bowood', a Colefax and Fowler design. It adjoins the en suite bathroom, which has a claw-foot roll-top bath positioned centrally and Aston Matthews chrome-plated brassware with a traditional shower attachment. A wall of shallow storage cupboards is set into the butt-and-bead panelling. Separate open shoe shelves have been ingeniously conceived and built by Plain English Design. The double sinks are set in a vanity unit upon legs, with wonderful views of the rear garden. Opening from the dressing room above the drawing room, the sleeping quarters are exceptionally spacious. Two west-facing windows and a south-facing window allow a gentle light into the room. The landing space on the first floor is very generous, with a window set at its end looking out to the entrance to the park. This area was once home to a bathroom and could be reconfigured as such again if required. The second floor is home to three further bedrooms and an additional bathroom. The bedroom set in the rear has been configured as a study and library, with bespoke bookshelves and cupboards designed by Brian Haward. The ceiling height is excellent, and the joinery almost reaches the top, with wonderful classical architraves and butt-and-bead backings. Windows in both north and east aspects make it a lovely room to work in the mornings. The central landing with extensive partially boarded loft space above opens to a further bedroom, while the bathroom is positioned at the front of the plan. It employs more butt-and-bead panelling on walls, and chrome-plated brassware is also by Aston Matthews. The bath also has a shower attachment, and the oval ceramic pedestal sink is reclaimed from the old Savoy Hotel. The largest bedroom on this floor is a large bipartite room with wide set wedding doors allowing either part to be closed off for convenience, possibly for use as a dressing area or for an infant. Windows are set at both north and south aspects, flooding the room with light. The Great Outdoors The gardens at The Gate House envelop the house and feel immensely secluded. They have a private entrance gate to Windsor Great Park with the open deer park near the rear, seen clearly through estate fencing. York stone terraces wrap around the northern and western elevations, facing the park. The French kitchen windows open to the primary terrace, which leads to a verdant lawn bound by willow fencing and mature trees and shrubs. A tall yew hedge separates this section of the garden from the western range of the grounds, which have for many years been held on a Crown License. Mature trees surround the spacious lawn, and the deer can be seen through the greenery. To the west of the house is the secondary York stone terrace. Opening from the drawing room's French windows, it is a wonderful place for drinks in warmer months. It overlooks a further immaculate lawn bound by deep flower beds. A stunning iron serpentine pergola wreathed in pale lilac wisteria leads through a pebble-laid path to the private entrance gate to the parkland beyond. As part of the current Crown License condition, the King commands the tenant to 'tend and cherish' the wisteria. It is believed Queen Elizabeth, The Queen Mother, often stopped to check up on the flowering and general health of the plant on her way home to Royal Lodge, directly passing The Gate House. Additionally to the beautiful gardens, there is a detached garage with a slate tiled pitch roof at the end of the driveway, with a spiral wine cellar underneath offering a 1,800-bottle capacity. Electricity and plumbing have also been installed for convenience, and entry is both directly through the garage's wooden double doors from the driveway and a side entry door from the rear garden terrace. A potting shed with a glass pitch roof is to the side of the garage, facing the garden. Out and About The Gate House is brilliantly positioned, close to Englefield Green and Virginia Water to the south and Windsor to the north for more extensive amenities. All three have excellent national and independent provisors, while the university town of Egham has further comprehensive shops, cafes and restaurants, including a large branch of Waitrose. Excellent restaurants and quality public houses are plentiful locally, and include noted establishments Coworth Park, The Wentworth Club, The Waterside Inn and Fat Duck in Bray, The Latymer Restaurant at Pennyhill Park, Tom Kerridge's The Hand and Flowers in Marlow and more locally on Bishopsgate Road itself, The Fox and Hound. While the 5,000-acre Windsor Great Park is excellently positioned for horse riding, walking and other country pursuits, the surrounding area has further opportunity for sports, either participatory or merely spectator. Golf aficionados are also well catered for with some of the best courses in the country, including at Wentworth, Sunningdale, Swinley Forest, Queenwood and Foxhills. Excellent local schools include the brilliantly local Bishopsgate School, St John's Beaumont, Eton College, St George's School in Windsor, St Mary's Ascot, Lambrook, Papplewick, Heathfield, The ACS and TASIS International Schools, Harrow School, Wellington College, Strode College and Wycombe Abbey for Girls. Royal Holloway University of London, housed in a magnificent building modelled on the French Chateau de Chambord, is also nearby. The Gate House is just 10 minutes' drive from Egham train station, with direct services to London Waterloo taking just 40 minutes. Heathrow Airport is 20 minutes' drive away, and Farnborough Airport for private flights is just 30 minutes' drive. Central London can also be reached by car quickly and is just 40 minutes' drive away, while junctions five and six of the M4, for access to the West Country and Central London, are each fifteen minutes away. Great Tangley Manor, which is listed Grade I, is described by Pevsner in The Buildings of England as 'the most impressive of Surrey's moderate collection of half-timbered houses.' It is thought to be the UK's oldest continuously inhabited house.Since 1947, Great Tangley Manor has been owned by 4 different families. The current owners have carefully and sympathetically upgraded aspects of the property, the most notable change being the addition of a 'glass box' extension, which won the New Building's Category of the Waverley Design Awards in 2007. Equal consideration has been given to the preservation of the fabulous gardens that surround the Manor and contribute to the majesty of its setting. The current owners purchased Great Tangley Manor in two stages as the property had been divided into two wings, under separate titles namely; Great Tangley Manor and Great Tangley Manor West. Understandably, they could not pass up the opportunity to unite the two sides under their ownership and restore the property's original 'manor' house status. The two sides also afforded the opportunity for an income as a luxury holiday let venue, further information about this can be provided on request. The considerable reception space and bedroom accommodation extends to approximately 11,255 square feet and lends itself to numerous lifestyle options for incoming buyers.Until recently, the wing referred to as Great Tangley Manor West, has been used primarily as a holiday letting venue and has mixed use Class C3 and Class D2. It has an independent entrance, three magnificent reception spaces, a kitchen, study, cloakroom, five bedrooms and three bathrooms, one of which is en suite. One of the bedroom suites also benefits from a dressing room and one of the bathrooms is of original Art Deco design. Two ground floor reception rooms, three bedrooms and two bathrooms occupy an extension that was built by Philip Webb whilst the further reception room, two bedrooms and bathroom are situated in a ground floor extension added in the 1960's.The adjacent wing, Great Tangley Manor, has been occupied by the current owners as a family home and has three fabulous principal reception spaces in the reception hall, drawing room and dining room. This wing has access to the 40ft indoor heated pool, sauna and office. At first floor level there are five bedrooms, two dressing rooms and three bath/shower rooms. Over the centuries, the different architectural and interior styles have been successfully married to create the wonderfully characterful property that exists today. The medieval meets Arts and Crafts arrangement affords surprisingly generous room proportions and ceiling heights throughout.Whilst the property as a whole presents an extraordinary opportunity to own a piece of architectural history that functions as a comfortable family home, the capacity for separate living and accommodation spaces could also suit an incoming buyer with multi generational living requirements or with designs for letting one or more parts of the property, subject to any necessary consents. The present owners have advertised the property as a corporate event/meeting space and sporting (ie yoga) retreat. Great Tangley Manor has been used as a location for film and television purposes on a number of occasions. The current owners have carried out extensive works to the property including; exterior decoration, electrical upgrades, installation of a wood pellet heating system, installation of 3 electric car charging points, drive re-surfacing, dredging the lake, re-building the Tennis Hut and adding estate fencing. There is a monitored alarm system. The study and garage adjacent to the boiler room both benefit from air conditioning. The structure of the present gardens was devised by Wickham Flower at the end of the 19th century. It was recorded as being one of the most progressive gardens of the 1880s. Characteristic of the Arts and Crafts Movement, the integration of house and garden is at the centre of the design, with the house spilling out into the garden in a series of out-door rooms. The present owners have tried to recreate the garden as it has been described in late 1880s with a contemporary twist for modern day living. The walled garden and formal lawn to the South West epitomise the romantic English country garden with gloriously full borders, rich in texture and colour. The moat, which encircles the property is one of its most spectacular, defining features.Beyond the formal gardens, the grounds extend into a wilder, natural setting which features an array of important specimen trees. Of particular note is the King John Oak and a magnificent tulip tree. There are plenty of places to sit to listen to the bird song or sound of cascading water. The lake hosts an abundance of wild life and is surrounded by a variety of beautiful trees and planted with irises and bullrushes. The Bog garden, which has been described as one of the most successful of its kind in the country, is planted with white bells, candelabra primulas, azaleas and bamboo and enclosed with stunning rhododendrons in shades of pink and red in the Spring. Adjacent is the wisteria walk, which has featured in several books, and which runs almost the entire length of the lake.Within the grounds there is a hard tennis court and a WWII air raid shelter, which has potential for use as an additional storage space. The gardens are divided into rooms true to the Arts and Crafts tradition. There are two garages and numerous stores. The land also encompasses a substantial meadow, which the current owners have previously used as grazing for horses. The stable yard, which was originally built as a helicopter hangar and landing space, is situated between the South-West garden and the meadow. It is in need of restoration but offers a useful footprint, particularly for those with equestrian needs, and the possibility of development-potential, subject to consent, or reverting to use as a helicopter hangar. The attractive and ancient village of Wonersh lies some 3.5 miles south-east of Guildford and is surrounded by The Surrey Hills Area of Outstanding Natural Beauty. Wonersh has a parish church, surgery, public house, village shop and Post Office. Whilst these amenities provide for daily needs, nearby Cranleigh and Guildford provide a more comprehensive range of shopping, leisure and cultural amenities. The main line station at Guildford offers a fast and frequent service into London, with journey times from around 36 minutes. The A3 provides access to London, the south coast, airports and the national motorway network via the M25 interchange at Wisley. Good schools in the area include St Catherine's, Lanesborough, Tormead, Guildford High School, Royal Grammar School, Cranmore, St Teresa's, Cranleigh,Charterhouse and Prior's Field. Recreational opportunities include golf at several local clubs; The Spectrum Sports and Leisure Centre; racing at Epsom and Sandown Park; and polo at Ewhurst. In addition, the surrounding countryside, including The North Downs Way and the Downs Link paths, offers excellent walking and riding.
