REF: REASH***VIDEO TOUR LINK ATTACHED***PLEASE NOTE ONE OF THE TRIPLE GARAGES, WALLED HERB GARDEN & ANNEX OUTHOUSE ARE MISSING FROM THE FLOORPLAN. 'Tall Trees is a one-of-a-kind, truly world class property. Finished in 2013 to the highest standard both inside and out, it boasts many unique features sourced from all across the world. With a footprint of over 14,000 sq ft, sitting on a circa 4.5 acre plot, it has to be seen to be believed'.Set in the highly desirable and quiet location of Angmering Village in West Sussex, there really isn't another property of this size, standard and grandeur in such a convenient position along the South Coast within walking distance of all the amenities you could ever need, easy access to both the beach and South Downs, and finally direct commutability into London and beyond. And all the while maintaining complete seclusion in your very own grounds. The property can be accessed by two separate electric gated entrances, one at the east and one at the west both open onto the sweeping driveway that encircles the front of the grounds to meet at the main entrance of the property. Across the driveway you have enough space to house all the vehicles you could ever wish for, all positioned around an elegant water fountain as the centrepiece. From here, it is immediately clear the beauty and sheer impressiveness of the building. The very handsome Canadian slate roof and imported porcelain tiles on the external walls give an instant impression of Mediterranean villa inspired architecture. The opulence and attention to detail is instantly apparent on entering the house, the entrance hall is extremely spacious and branches off into the three wings of the house. The focal point of this entrance space is the towering mahogany 'imperial' staircase that flawlessly spirals and joins at the landing of the 1st floor. This also reveals the start of the almost 13ft ceilings that continue across the interior of the house and compliment the endless flooding light that enters from the multitude of floor to ceiling windows across the property. Two very large storage cupboards can be found mirrored on either side of the hallway.Starting with the west wing, the entertainment area of the house, you enter a long corridor that guides you with wall height windows into the library. On entering, you are surrounded by bespoke fitted, ceiling height mahogany panelling that encases the bookshelves around you. In the centre, a matching grand desk with views onto the drive. To conclude this room, you have your very own door into the first of the triple garages, providing easy access to this excellent space. Continuing on, you have a 12-seater cinema room with surround sound speakers, top of the range overhead projector and all the latest entertainment systems. However if that isn't enough, you have your very own piece of history. All the panelling in this room was sourced from the original Savoy Hotel in London before it was refurbished and reopened in 2010. In fact, the reason the ceilings needed to be so high across the whole house was to accommodate these outstanding pieces of art. On the opposite side of the hallway, you have a very special bathroom. The decor in here consists of dark stone and marble as well as beautifully presented brassware and mirrored walling to give the ultimate luxury feel. And just to top it off, all the light fittings and fixtures in this restroom are from the Burj Al Arab in Dubai. Onto the final zone of the entertainment wing, you are welcomed into a large gas heated swimming pool room with hand crafted Italian mosaic tiling. The indoor leisure facilities here also include a sauna, steam room, changing room, WC for guests and a waterproof wall-mounted television. The ceiling space showcases blue Rolls Royce inspired star lights to add to the relaxing luxurious atmosphere. The pool itself is framed overhead by a giant sky light and wrap-around glass doors and windows that open onto the rear of the garden and drown the space in natural light. To finish this wing of the house, you have a designated lift to the 1st floor. The east wing boasts the main living areas for the property. As you follow around the corridor, you find the study space. Equally as large and spacious as the library but with a completely different feel. This room uses much lighter coloured woods and materials to draw light in, complimented by a bespoke designed, frosted glass wall with circular cut outs to allow uninterrupted views out of the windows onto the drive and front lawns. Directly opposite, is a very large utility room/second kitchen with 4 washer dryers and plenty of storage throughout. It also has direct access to the other triple garage similarly to the library in the west wing. This would work perfectly as a preparation kitchen for events or for guests when they come to visit. A separate pantry and wine chiller room is located next to the utility room for extended storage. Opposite is a restroom tucked to the rear of the study. Entering the open-plan family room and kitchen, you are blown away by the scale and quality of this living space - circa 1,500 sq ft. The kitchen is a true masterpiece: every unit is uniquely crafted in rosewood with intricate matching grain that sweeps across the curvature of the doors. The centre island gives you endless marble worktop space. Integrated throughout, you find the highest specification Wolf appliances, including a sub-zero American Style fridge/freezer. This area seamlessly blends into the family room, where full height windows and doors open out onto the garden and court yard. You have a large breakfast table to allow for more casual dining when needed. This space is made for entertaining and making the most of all that family life has to offer. At the end of this wing you have a separate closed off snug/media room that is ideal for those cold, winter nights. And adjacent, is a sun trap sitting area where the space has been designed to maximise natural light from all angles, perfect for the summer. To the centre of the property, you find the formal wing of the house. Featuring, a lounge/drawing room and separate dining room. These two spaces are perfectly built for formal entertainment with styling reminiscent of The Dorchester Hotel in London. Again, every detail has been thought of, nothing has been left to chance. This is the main access point which opens centrally onto the vast court yard with its Mediterranean inspired pillars and immaculate paving. Running through the centre of this space is an ornamental water feature with fountain and bronze sculptures. This area can be accessed by all three wings of the house and opens out to views of the expansive gardens surrounding the property.Up the grand staircase, you are guided by a galleried landing overlooking the entrance hall. Running centrally, double doors open into the master suite. With wrap-around access, you emerge into the extremely extensive bedroom with queen size bed and dropdown projector and screen. You have both his and hers separate bathrooms and dressing rooms. In both bathrooms you have large showers, baths, TV's and even bidets, as a further Mediterranean touch. These rooms are completely wrapped in pristine white marble. Both dressing rooms have inbuilt wardrobes and features to elegantly provide sufficient storage with unique style. And to finish, you have a very peaceful balcony terrace with double door access from the master bedroom suite. Here, you have 180 degree views of your grounds. The remaining 1st floor space is made up of 5 other extremely spacious and well-functioning bedrooms, 4 of which have separate ensuites, all with bath and shower. Finally, you have a additional kitchen/sitting room on this floor which provides super flexibility, for example convenience for early risers or as a living space for guests.Due to the house being recently built to the highest of specifications, it provides many extremely modern and sustainable features. These range from: underfloor, ground sourced and zoned heating throughout the whole house - which has a dramatic effect on reducing heatingbills; guaranteed hot water within 4 seconds no matter where you are in the property; integrated Sonos speaker system; completely sealed light fittings; and bespoke rosewood doors throughout. The outside of this property is equally as stunning and perfectly designed as the interior. Set on circa 5 acres of landscaped lawns and gardens you have 360 degree seclusion provided by imported Italian Cypress Trees that border the grounds giving the property its name: Tall Trees. Some of the external features include: a walled-herb garden with separate gardener's store (not included on floorplan a full-size tennis court; an almost 500 sq ft summer house with separate living space and store, complete with golf simulator enabling virtual play of the world's greatest golf courses; and finally a Japanese inspired ornamental pond with bridge and seating area. Hazelbury Manor dates back to the 14th century when it belonged to the Croke family. Passing from the Croke family to the Bond family in the 15th century and in turn, sold in 1580 to Sir John Yonge of Bristol and sold again in 1602 to Hugh Speke of Ditteridge. Hazelbury Manor was visited by Queen Elizabeth I on the 23rd August 1575 and four Somerset gentlemen were knighted there. The main phases of its development took place in the late 15th, 16th and mid 17th century. This lastperiod of building was carried out by the Speke family who owned the estate from 1613 to 1682. In 1725, the property passed to William Northey before being used as a farm. The Estate was bought in 1919 by George J Kidston who from 1920-1925 extensively restored and extended the property, including the garden, using Harold Brakspear as architect and subsequently the property was featured in Country Life magazine on the 20th and 27th February 1926. Between 1943 and 1971, Hazelbury Manor served as a girls' school, returning to private ownership in 1973. During the late 20th century various features were introduced in the garden, which was further extended to the north and south west by the then owner.Hazelbury Manor is a superb country house. At its heart stands the impressive Grade I listed manor house, bordered by beautiful gardens and supported by an excellent range of ancillary buildings and 181 acres of picturesque pasture and woodland.Approached over a straight drive of a third of a mile in length one is greeted by a pair of fine 17th century gate piers which form part of the Grade II listed Coach House. Passing through this entrance you enter the first of the enclosed formal gardens. Originally a 15th century Hall house the house was much enlarged after 1550 with many 16th century architectural details remaining. The house was restored and further enlarged between 1920 and 1925 by the renowned architect Sir Harold Brakspear who ensured its prominence as a Tudor house was preserved and promoted. The present owners have improved the house during recent years, ensuring a high level of contemporary comfort is maintained. The fine reception rooms and enjoyable living rooms are arranged around two wonderful courtyard gardens. The Ashlar stone and yellow of the lime render combine to provide a welcoming southerly facade. The main features are a large canted bay window of the Great Hall and gabled entrance porch, both battlemented and of two storeys. The west overlooks the gardens and is arranged of five gables. The north front is a lower range with four gables dating from the 1920s and abuts the indoor swimming pool which was constructed in the late 20th century. From the south front of the house, the entrance porch opens into the magnificent Great Hall with its first floor gallery and double height bay window providing great light and volume. A stone passageway leads to the sitting room, family room and also provides access to the central court. Beyond the family room a rear hall provides stairs to the first floor (and access to the kitchen). To the east of the Great Hall are the panelled dining room with its finely carved fireplace, the entrance hall for day to day use and the well appointed kitchen which overlooks both the Central Courtyard and the Kitchen Courtyard. The utility room, larder, freezer room, secondary staircase, plant and boiler rooms flank the kitchen. From the entrance hall there is a short corridor leading to the office and in turn the Dower House. An outstanding feature of the house is the exquisite first floor drawing room with its dual aspect (south and west), wooden panelling and ceiling decoration. The first floor also provides an ante room, family room, study and archive room. In addition there is the principal bedroom suite, 3 further bedrooms and 4 bathrooms. A staff flat at first floor level offers a kitchen, two bedrooms and a bathroom. To the north there is access to the indoor swimming pool with shower rooms and spacious balcony area. Laid out by the Speke family as part of alterations made to the Manor during the early 17th century, each garden differs in size and style. The south garden is a rectangular walled garden with a central path connecting the entrance gates to a balustraded terrace bordering the front of the manor. The largest of the gardens stands to the east, beyond the Granary, where a large lawn is bordered by Yew which define the garden room, including two rose gardens, orchard, garden of wide borders, foliage garden and a parterre of box and yew in the form of a chess set. These garden rooms are bordered by a lime walk, a beech walk and a rose walk and each one contains statuary and seating. The walled gardens to the west are terraced to provide level walks, borders and lawns. The Archery Walk forms the top terrace and continues into the north garden. It overlooks the mulberry lawn and croquet lawn with the kitchen garden beyond and lined with beech trees. Enclosed by stone walls the north garden has a formal pond and access to the indoor swimming pool. Beyond the north garden stands the Pinetum which was planted in the early 1990s. To the south west of the Manor are the remains of a Roman Villa.Courtyard and farm buildingsA 17th century courtyard is located off the entrance drive to the south west of the Manor, offering an extensive range of attractive and traditional stone barns providing stabling, storage and staff rest rooms. United Kingdom Sotheby's International Realty presents a rare opportunity: a Grade II*-listed Georgian townhouse in the heart of Soho. This historical gem offers over 6,000 sq ft of adaptable living space, with planning approved for both commercial and residential use. Soho Square, dating back to King Charles' era, is one of London's oldest garden squares. Built in 1677, this iconic structure provides south-facing views of Soho's grandest square. Currently, it houses a ground-floor gallery with offices and studios. Built with sustainability in mind, it can transform into an eco-conscious home or a climate-conscious corporate headquarters. Elegant proportions, high ceilings, and ample natural light define the interior. Approved planning permissions allow for two expansive roof terraces, a rarity in central London. The building's historical adaptation in the 19th century added commercial viability with a bay window, creating an early shop. The upper floors were designed for residential purposes, ensuring its exceptional flexibility today. The redesign will result in an environmentally exemplary Grade II*-listed property, reducing energy consumption and CO2 emissions. Set in the heart of Soho, the house is in the centre of the West End. The area offers an unrivalled, diverse range of amenities, including some of London's most popular restaurants, bars, theatres, entertainment venues, colourful nightlife spots and private members' clubs such as Soho House and Dean Street Townhouse. This striking house sits in a landscape of parkland, woodland and farmland part way down a south facing green sand slope overlooking the valley of the River Beult and the Weald of Kent. The entrance to the estate is on the northern boundary, adjacent to the listed North Lodge. Gates open to a drive which initially curls through a small wooded area interspersed with rhododendrons, before opening out into the parkland and descending due south through parkland studded with fine trees and between a wide avenue of beech trees. As you leave the parkland and enter the gardens which surround the house, this becomes an equally fine lime avenue and first glimpses of the house can be seen. As you approach the fine north facade of the house the drive culminates in a circular gravelled turning and parking area around a lavender fringed island with flower borders and central statue. The original house, designed by Robert Mann, is seven bays wide with a break front and this was extended for the fifth Earl Cornwallis, by Thomas and William Cubitt. The Cubitts' alterations added a third storey to the original house and building two storey wings of four bays wide on each side. The north or entrance front is at ground level however as the house is built into the slope this is effectively first floor level along the southern front. The garden floor below has large windows opening onto the southern terrace. When the house was acquired by the current owners it had suffered many years of neglect and required considerable renovation and restoration throughout. This has been lovingly carried out to preserve and, where necessary recreate the features of the original house. The house has magnificent fireplaces, plaster work and craftsmanship of hte highest quality. The splendid sash windows nearly all have working shutters. The entrance to Linton Park is on the north facade through a single storey portico and double doors into a fine entrance hall. This leads on to east and west ante rooms which run almost the entire length of the house with a fine staircase at the western end. Doors from the ante rooms open into the magnificent salon, dining room and moring room. These three wonderful reception rooms run the entire length of the southern front. Each room has floor to ceiling sash windows which command spectacular views out over the gardens, park and the Weald of Kent beyond. They are linked by large double doors which leads back to the staircase hall where there are cloakrooms and a charming panelled study. From the entrance hall there is a door leading to a further cloakroom, lift lobby, utility room and family kitchen/breakfast room which looks out over the gardens to the east of the house. The fine cantilevered staircase leads to the first floor where a wide landing runs the length of the house leading to four bedroom suites on the south side and four on the north. A secondary staircase leads to the second floor which provides a further four fine bedrooms all with potential en-suite bathrooms and a sitting room with wonderful southern views over the Weald and surrounding parkland. The secondary staircase leads down to the garden level whre rooms have high ceilings and large windows with those on the southern front having French doors out onto the wide terrace. A wide central passage way gives access to a large summer room, commercial kitchen, garden room, estate office and valted room. Along the northern front the rooms include a billiard room, cloakrooms, staff room, lift lobby, various store rooms, and a substantial boiler room with oil fired boilers.A back door at the eastern end of the garden floor gives access to a substantial hidden parking area accessed by a spur from the main drive and benefitting from three Podpoint electric car charging units. From the basement, stairs lead down to a small cellar with wine bins around the walls and a separate small store room. The principal house sits right in the heart of the estate, protected by its outstanding Grade II* listed gardens which in turn are protected by the parkland which lies to the northand south of the grardens.Linton Park Gardens are a particular feature of the property and like the house, have been lovingly restored both when purchased and after subsequent storms. They extend to about 20 acres protecting the house on all sides and creating the most magical setting for the house. There are additional residential properties in the form of North Lodge and South Lodge available by separate negotiation. There is also a set of farm buildings which are let on a number of commerical leases and a cricket pitch lies to the north of the estate, all of which are also available by separate negotiation. The Linton Park Estate is situated in a strategically convenient location with excellent road and rail access to London.Regular commuter services from Marden station (4.25 miles) run to London Bridge, Waterloo and Charing Cross in 50 minutes. Ebbsfleet International (22 miles) provides Eurostar services via London, to Paris, Brussels and beyond. The M20 (Junction 8) gives fast access to the M25, Gatwick and Heathrow. London (Canary Wharf) is 40 miles away and Biggin Hill private airport is only 30 minutes away. The town of Maidstone is four miles away. There is an excellent range of schools nearby, both state and independent. A Grade II Listed blue plaque house overlooking Mount Street Gardens DescriptionA rare opportunity to purchase a Grade II Listed Freehold house overlooking Mount Street Gardens. This palatial blue-plaque townhouse on South Street W1 is for sale for the first time in twenty years, the seven-storey 6,477 sq. ft townhouse overlooking Mount Street Gardens was once the home of Lord Ashfield, the celebrated First Chairman of London Transport and founder of London Underground. The plaque bearing his name is almost unique, recognising his life's work by using the iconic London Underground typeface that he helped to design. This classically elegant Grade II Listed freehold house was built by J.J Stevenson, master of the Queen Anne revival style, between 1896 and 1898, and retains many of its original features. Located on "one of Mayfair's most architecturally beautiful streets," it provides an impressive family home with its six sumptuous bedrooms and a lavish space for entertaining with ceiling heights of 3.5m in the formal reception rooms. Its two rear balconies offer magnificent views over Mount Street Gardens, which pre-date the house by nine years and house a variety of exotic plants including a Canary Island date palm and three dawn redwoods from China. The house is laid out over seven levels, comprising lower ground, ground and five upper floors connected by an impressive cantilevered staircase and offers a breathtaking example of Queen Anne Revival Style architecture. Guided by the Victorian obsession with looking back and seeking to improve styles of the British past, the architect Stevenson emulated the grand buildings of Queen Anne's reign designing with a focus on classical beauty - balance, harmony and light. As a result the house is characterised by high ceilings, impressive windows and elegant cornicing to achieve an effect of symmetry and order. The lower ground floor contains an impressive family kitchen/dining room with a large central island, aga-style ovens and a great ornate fireplace. To the front there are staff quarters and an assortment of storage rooms and facilities. The ground floor has an entrance hall with diamond-patterned marble flooring, and leading off it are the elegant study with bay windows and grand formal dining room capable of seating eighteen guests. Like many rooms in the house, it benefits from a stately original marble fireplace, ceiling cornicing and impressive windows. The first floor contains a huge drawing room and enormous 11m x 4m reception room with high ceiling and floor-to-ceiling windows, while the second is dominated by the extravagant principal bedroom suite. This luxury living space is large enough to be used as another room for entertainment in the day and gives access to the main bathroom and vast walk-in dressing room with its own bay windows. There are five further bedrooms on the third, fourth and fifth floors while the impressive fifth-floor roof terrace offers stunning panoramic views over Mayfair.LocationSouth Street is one of Mayfair's most architecturally beautiful streets and lies close to the exclusive boutiques of Mount Street, Hyde Park and the West End, and forms a terrace of original design with no parallel in Mayfair with its mix of Gothic, Francois Premier, Jacobean and 'Queen Anne' sources. Famous past residents have included Catherine Walters, "one of the last great courtesans of Victorian London," whose lovers included Napoleon III and the future Edward VII, as well as another slightly more respectable Victorian lady, Florence Nightingale. London novelist and socialite Barbara Cartland also lived there from the 1930s to the 1950s.Local transport links include Bond Street Underground Station (0.5 miles) for the Jubilee and Central lines, as well as Crossrail, and Green Park Underground Station (0.4 miles) for the Jubilee, Victoria and Piccadilly lines, London Victoria train station (1.6 miles), Paddington train station (approximately 1.7 miles), King's Cross & St Pancras International train station (approximately 2.9 miles), and access to Heathrow via the A4 (all distances are approximate).Square Footage: 6,477 sq ft For more details and to contact: https://realtyww.info/houses_london-d196251/for-sale_i71352829
