A superb Grade II* Listed 14th Century Hall House DescriptionParks Court is a magnificent and historic Grade II* listed family house. Built in the 14th century as a Hall House, the spacious and beautifully appointed accommodation revolves well around the central Great Hall. The historic architectural details include open truss work, fireplaces, panelling and a fine 17th century staircase. The period detail is complemented by the superb kitchen/breakfast room and the good quality traditional style bathroom suites. There are excellent living and entertaining rooms on the ground floor and bedrooms and bathrooms on both the first and second floors. The property is presented in excellent decorative order with all improvements having been implemented with considerable style and attention to detail. The rooms are well appointed and the good standard of interior design highlights the architectural details. The Great Hall forms the axis with the original entrance and features flagstones, a large stone chimney piece, exposed stone quoins and open truss work and there is a minstrels' gallery at one end. To the west is the drawing room with a marble chimney piece, part 17th century panelling and panelled cupboards and display niche. A door leads to the wooden conservatory which in turn leads to the garden and the study, which is a cosy room with a fireplace and book shelves. Between the study and the Great Hall there is a stair hall with a magnificent 17th century oak staircase that leads upstairs to four bedrooms and three bathrooms. On the eastern side of the Great Hall is the dining room that has a large inglenook fireplace with oak bressamer and ceiling beams above. A concealed turning staircase leads to two further bedrooms and a bathroom. Adjacent to the dining room is a well equipped kitchen/breakfast room with an Aga and a range of integrated appliances. To the rear of the house and linked by a cloister stands the former barn, converted to provide a family room with utility room beyond. Gardens The magnificent gardens surround the property and offer a variety of themes from classical lawn terraces with clipped hedging to wild flower copses and a Provence-style courtyard. All elevations of the house provide access to the gardens but they are perhaps best approached from the conservatory. The gardens include formal lawns, terraces, a gravel walk, two rectangular ponds with central fountains, a laburnum walk, a yew walk and an enclosed garden with trailing roses and an enclosed square garden with high beech and yew hedging. There is also a courtyard garden with large flagstones that is gravelled and planted with a variety of herbaceous and flowering shrubs. There is outside lighting and outside taps and from here access can be gained to the conservatory and formal gardens Outbuildings Situated to the northeast of Parks Court is a modern range of garaging and car port, constructed of rendered block work elevations and a corrugated roof. These provide garaging for one car and covered parking for a further two cars. Next to the garaging is an area of hard standing.Approach The property is approached by a pair of brick entrance pillars surmounted by classical urns with wrought iron gates that open onto the drive. Either side of the drive are lawned gardens enclosed by stone walling. To the east of the drive is a garden with a pond that features an attractive recurring water feature. A gravel path leads under a rose covered arch to a large flagged terrace adjacent to the front door. This enjoys a southern aspect and is bordered by an established rose bed. From here a flight of stone steps leads under a rose covered arch to the front lawn. A gravel walk with lavender and box borders leads to the front boundary. Mature flowering perennial beds border the house and from here vines, roses, clematis and a magnolia grow.History While the earliest evidence of a house on this site dates back to the 13th century, it is recorded that the present structure grew around the central hall and dates from about 1350. The 16th century saw the insertion of the first floor and the division of the hall into four rooms with the addition of the two cross wings at the east and west end. It is believed that during repairs and modernisation in 1482, the hall became stone clad and the dais window installed, There were also alterations to windows and doors at this time. The name "Parkes Court" is believed to originate from 1471, having been home to the De Parco family for several generations. In 1604 The Seaman family became tenants of the house and farm, thereafter known as Acres Farm with land of some 500 acres. The Seaman family and their marriage connections remained in the property until the latter part of the 18th century; their occupation witnessing the installation of the fine 17th century oak staircase and further alterations to windows and doors. The history of the house during the 19th century is scarce but it is known that in 1928, Parks Court was acquired by the War Department, remaining in their ownership for the greater part of this century. In 1985, a programme of substantial restoration and modernisation was begun. The Great Hall was reinstated (after 400 years), with many of the period features restored and a formal garden created to echo the style and period of Parks Court itself.LocationParks Court occupies an elevated position within the village and benefits from views across open countryside to the front, with Salisbury Plain in the distance. Upton Scudamore offers a village church and public house. The neighbouring former market towns of Westbury and Warminster should meet all day to day needs along with railway links from Westbury station to Paddington and Waterloo from Warminster station. It is rare to find an example of the high English baroque, making this a very special property. The house has undergone an extensive and highly sensitive programme of restoration works by the current owners in recent years. The Ivy's central, primary entrance opens into the grand reception hall, with large diagonally-paved stone flagged floor tiles, fine panelling with intricate foliated mouldings lining the walls, a modillion cornice and two ornate 18th century fireplaces at either end.The drawing room and study/library are on the left of the hall, which are interconnected to create a single expansive space. These rooms have full-height bolection-moulded panels. The larger room has pairs of fluted Corinthian pilasters flanking a circular panel over an elaborate fireplace with Corinthian columns and the mask of Apollo in the centre. There are wooden shutters to the windows and serpentine window seats where you can enjoy the views to the garden. To the rear of the house is the kitchen, with an 18th century fireplace and a racing green AGA as its focal points. Bespoke cabinetry has been seamlessly incorporated and veined Rojo Bilbao Marble worksurfaces add texture and depth. There is also a cloakroom and the rear hall with original limestone flooring which leads to the garden. The beautiful staircase has a concertina hound-gate and parquetry pattern on the quarter landing which leads you up to a spacious landing. On the first floor there are two double bedrooms with en suite bathrooms, and a further double bedroom which is currently used as a living room, which accompanied by the adjacent kitchenette, creates a self-contained apartment. These three rooms have marble chimney pieces, and the bathrooms are panelled, featuring traditional brassware and roll-top baths; all rooms have stunning views of the surrounding gardens. On the second floor there is a large landing/sitting room, two bedrooms with large dormer windows and a bathroom. The property is approached through imposing double wooden gates with stone pillars which shield the house from view. When these open they reveal mature planting, which frames the breathtaking facade. A series of 'outdoor rooms' enclosed by topiary and plantings of laurel and spruce, along with mature horse chestnut trees, create a sense of drama on approach. The gravel driveway sweeps to the left, and leads to the parking area.Despite being located in the heart of a market town, the grounds of the house are a haven. Designed by award-winning garden designers Julian and Isabel Bannerman, they create a rural atmosphere and tremendous privacy. The gardens around the house have been brilliantly designed to create a series of serene spaces. A man-made berm with dense tree planting envelops the grounds and ensures the house is brilliantly private. Mature wisteria and jasmine climb the house. Raised beds with planted with tulips, alliums, a variety of roses and extensive, manicured topiary, coupled with elements of naturalistic planting lead to hidden alfresco dining terraces. An orchard is concealed by box hedging and leads to a heated swimming pool. There are large level sections of lawn, a lake and areas of woodland. The site of The Ivy originally belonged to the nearby Manor of Rowden, which Henry II granted to the Hussey family. The name of the house is thought to derive from the monastery of Ederose, also known as The Ivy Church. This was dedicated to the Blessed Virgin and the name may have been a corruption of 'Ave'.It is believed that it was in around 1725 when the property was initially re-modelled into the house as it is today. It was then the subject of extensive restoration in the 1980's, when it was sympathetically divided in to separate dwellings. In all approximately 4.17 acres. What Three Words: ///heads.blaze.stringSet in the Chippenham Conservation Area in Wiltshire, the property is easily accessible from London and is a short distance from Bath. A single-track lane leads to the driveway of the property which gives access to the large parking area with garaging and storage buildings which opens into the central original farmyard. At one side is a single storey pitched roof building, originally the milking parlour and pigsty, now transformed into four well-presented self-contained en suite rooms with kitchenettes. The other side of the yard is an original two storey stone built barn, now arranged as a cosy bar, informal shop, boiler room and storage, above which is a superb open plan apartment, again being self-contained with a decked patio area, known as the crow's nest.At the far end of the yard, allowing for privacy from the income earning accommodation, is the main house. Originally a farmhouse with later additions and having period charm and character with rooms across three floors and extending into original barns at one side. It has superb views across the gardens and grounds and across the valley to Bath in the distance.A track leads between the main house and the barns at one side up to a large open plan agricultural barn, with potential to turn into further residential accommodation should one wish (subject to planning). At the back of the house is a level, landscaped southwest facing garden which leads onto and overlooking the paddocks beyond. A second driveway leads down off the lane to the agricultural barn and into the woodland where there is also a further parking area. The woodland is well known for its wild truffles and the grounds are teeming with animal and bird life, being set in such a private and rural setting, whilst having excellent communications to Bath, Corsham and Chippenham. One of the fields is ancient limestone grassland that is rich in wildflowers (such as moon daisies, common spotted orchids and cowslips). This habitat used to be the main land use in the Bybrook Valley when the woollen industry was at its peak. As the UK has lost 97% of flower-rich meadows, the current owners have managed this field by careful sheep grazing, and worked to diversify the other fields using green hay. Grasslands with a wide range of native plant species provide much better nutrition for livestock, support butterflies and insect pollinators as well as storing significant amounts of carbon deep within their soils. Under Defra's new Environmental Land Management Scheme, landowners can get £646/ha/year in 5 year agreements to manage species-rich grassland. Land that is within this scheme will be eligible for Agricultural Property Relief and exempt from relevant inheritance tax.SITUATION This is a remarkable setting, perched on the edge of, and overlooking, the beautiful and undulating Bybrook Valley with Bath in the distance with a southwest facing elevation. History Local history of the surrounding area places Luckington Court on the site of a manor owned by King Harold II before 1066 who was killed that year in the Battle of Hastings. Built in local creamy Cotswold stone, Luckington Court was first extended and remodelled in the 16th Century or earlier by the Fitzherbert family, who had purchased in 1632 and continued to own until the early 1800's. There were further additions including the service wing to the north by the Johnson-Ferguson family in 1921. Lt-Col Trevor Horn and his family purchased Luckington Court in 1947; he was renowned in the area for being the first director of the world's most prestigious three day event, Badminton Horse Trials and remained at the helm until 1956. It has remained in the Horn family to this day. The property saw extensive renovations in 2003 which were conducted in a compassionate way to both improve and modernise the Estate. In 1995, Luckington Court had both the exteriors and interiors used to showcase Longbourn, the Bennet family home, in the BBC's TV series Pride and Prejudice, which starred Colin Firth and Jennifer Ehle. LUCKINGTON COURT Luckington Court is a Grade II* Listed, Cotswold stone, detached dwelling house which was first extended and refashioned in a 16th Century style with original Tudor features at the rear including the stone mullioned windows. Luckington Court provides flexible living accommodation with a combination of naturally lit and open flowing areas, excellent for entertaining. The rear covered space of the ground floor provides an integral staff w.c and laundry room, with a separate boot room and three further store rooms and wood store.
