An extensive renovation by Tim Francey of Reverb Architecture has made this well-proportioned, two-bedroom apartment in Penge a picture of considered modern living. A rethink of its layout and the addition of bespoke maple ply joinery has created a seamless sense of flow between the spaces. Positioned on the second floor of Grove Court, this art deco building is less than a 10-minute walk from Crystal Palace Park, with wonderful amenities even closer. The Tour Entry is to a hallway where the apartment's overarching palette of soothing white walls, forest green-painted skirting and maple ply joinery is introduced. The corridor bisects the plan and houses a large utility cupboard. High-quality and considered design makes the space fantastically light and well-suited to the everyday. New electrics, light fittings, contemporary column radiators and underfloor heating in the kitchen and bathroom were added during the project. Rooms branch off either side of the hallway, with the kitchen on the left. Its layout has been cleverly adapted to make better use of space; maple ply cupboards have been added on either side of the doorway. Spacious kitchen cabinetry is also crafted from maple ply and topped with light grey Formica worktops. Three types of glazing an external kitchen window, a door to the balcony, and an internal window that peers into the hallway usher in natural light. All in all, windows line three sides of the apartment's perimeter, distributing brightness throughout. A generous window in the living room scatters light over oak floorboards, which run underfoot in the living and sleeping spaces. Both of the well-proportioned bedrooms have an airy feel. The larger of the two has a spacious inbuilt cupboard, while the second is currently configured as a quiet, calm study. Green terrazzo tile is laid underfoot in the kitchen and bathroom, a playful contrast against the latter's white porcelain-tiled walls. Sleek and refined, the bathroom has a bath, clad on one side with more maple ply with a step-in shower. Outdoor Space A balcony space is accessible from the kitchen via a glazed door. A private, secluded space, it would make a great spot to sit with a book, or to have a morning coffee while watching the world go by. The Area Grove Court is in a quiet yet convenient part of south-east London, a short walk from the amenities that line Penge's High Street. Local favourite Penge General Store, which sells fresh produce and baked goods as well as excellent coffee, has useful refillable stations for stocking up on essentials. A few doors down from here is Craft Metropolis, which sells a large range of beers for drink-in or takeaway. Alexandra Nurseries is only slightly further afield and has a great cafe in addition to its plant and gift shop. The apartment is less than a 10-minute walk from the Grade II*-listed Crystal Palace Park, with its playground, boating lake, dinosaurs, and 'secret garden'. On Sundays, the park is host to the Crystal Palace Park Farmers' Market. Much-loved Crystal Palace is to the north-west of the apartment, with its award-winning restaurants and bars and its thriving cultural scene. Local favourites include the Woodhouse and the art deco Everyman Cinema built in 1928. We've written more about some of Crystal Palace's top spots in our Journal. The apartment is an eight-minute walk from Penge West Overground Station, which runs services to West Croydon in the south and Highbury and Islington, via Canada Water (Jubilee Line), Shadwell (DLR) and Whitechapel (Elizabeth, District and Hammersmith & City Lines), in the north. Penge East Station, a 10-minute walk away, runs services to London Victoria in 19 minutes, Blackfriars in 20, and Farringdon, via Herne Hill, in 20. This beautifully arranged two-bedroom apartment is located on the ground floor of Woodside Villa, a handsome double-fronted Victorian house on Sydenham Hill. The cleverly configured apartment offers artfully modern living spaces, high ceilings and a tactile material palette. The Architect Craftworks is one of Britain's most enterprising and intelligent young practices, voted one of the world's top 50 best-emerging architects by Wallpaper magazine. Their first major housing development, DKH in East Dulwich, won a RIBA Award, was runner-up in the Evening Standard Best New UK Housing award, and runner-up in the Grand Designs Best New UK Housing award. The Tour The striking blue facade of this ornate Victorian villa sits in charming contrast to the pared-back, almost Scandinavian interiors that unfold behind it. The materials used throughout the apartment have been carefully considered: a concrete kitchen worktop is complemented by oak shelving and cupboards, and the oak parquet flooring of the original redesign has been wonderfully maintained. The interior space is flushed with natural light from full-height sash windows in the main living room. Defined by its craftsmanship and practicality, the apartment has built-in storage across its plan that accentuates its lofty 10 ft tall ceilings. The airy living room looks out across the balcony, with an office nook tucked neatly around one corner. There are two generous double bedrooms towards the front of the plan, one with an en suite. A family bathroom in the centre sits between the living and sleeping spaces, which have been thoughtfully placed at the brightest edges of the building. The apartment has allocated off-street parking, registered under a separate lease, and covered cycle storage. Outdoor Space A private south-east-facing balcony overlooks a woodland area at the rear of the building. Here, there is space for planters and for a dining table and chairs to take in the surrounding sylvan setting. The Area Woodside Villa sits beside Dulwich and Sydenham Woods, both wildlife nature reserves. This, combined with Dulwich and Sydenham Golf Course, as well as an allotment and sports club ground, provides unbroken green space as far as Dulwich Park and Lordship Lane. The lake, maze, and open spaces of Crystal Palace Park are also a short walk away, as are the beautiful expanses of Sydenham Wells Park and Dulwich Park. Other local attractions include The Dulwich Picture Gallery, The Horniman Museum and the local town centres of Crystal Palace and Dulwich Village. Crystal Palace, which has previously been named number five on Lonely Planet's "greatest little-known neighbourhoods in the world", is a 15-minute walk away and is a vibrant area with award-winning restaurants and bars as well as having a thriving arts and music scene. Church Road winds through Crystal Palace, surrounded by cafes and restaurants, including Brown & Green, Four Boroughs, Palazzo, and the Affinity Brew Shop. We've written more about our recommendations in the area in our Journal. Dulwich Village is also a 15-minute walk from the house, and the street is well-placed for Ofsted-rated "Outstanding'" primary and secondary state schools, as well as some of the best private schools in London. There is a short walk on a footpath to Sydenham Hill Station, which runs services to London Victoria (13 minutes), Blackfriars (20 minutes) and City Thameslink/Farringdon (22 minutes). Connecting trains (via Sydenham) will take you to Canada Water in 20 minutes and Shoreditch High Street in 30 minutes. This spacious three-bedroom apartment is set on the second floor of Rye Court, a mid-century gem in a leafy corner of Peckham. Inside, contemporary interventions have sensitively captured the essence of the building's history and have been integrated with flair and subtlety. A set of original glazed doors open the internal plan to a private balcony, an exceptionally well-placed spot with arboreal views over Peckham Rye opposite. The Building Built in 1953, Rye Court was initially designed as apartments for police officers and their families. The building has four storeys and is set back from the road behind a hedge and a low iron gate that opens into its well-planted communal grounds. Largely symmetrical, its red-brick facade curves slightly inwards and is accented by the original white-painted Crittall windows. The Tour A communal open staircase leads to the second floor, where the apartment is situated. Entry is to a long hallway that runs centrally through the apartment, creating a sense of circularity and cohesion. This feeling is furthered by the use of cork flooring throughout the plan, a contemporary touch brought to life by the light that enters through the original Crittall windows. Two storage cupboards here offer handy and easily accessible storage. The living room sits to the left of the hallway, illuminated by an original glazed door that opens to the balcony beyond. A versatile space, the room has been arranged with a dining area, a sitting space and a neat study nook. A gentle moss green has been used to paint the walls up to the original picture rail that traces around the room's perimeter. On the other side of the corridor is the kitchen, a sleek yet nostalgic space that references mid-century design in its warm-toned cabinetry by Holte, pared with white lower cabinetry and brass fixtures. A generous window draws in plenty of light and has a deep sill ideal for placing cookbooks or a vase of flowers. All three bedrooms fan out towards the rear of the plan. The main room has soft grey carpeting underfoot that matches a soothing grey shade across the walls; the room next door has the same carpet but has been painted a cheery turquoise. Further cork flooring grounds the third bedroom, which is currently used as a study/music room. A WC and a bathroom sit centrally; although separate, both are united by their refined pinky-hued finishes. The latter has a walk-in shower behind a fluted glass screen, playful terrazzo flooring and a vintage cabinet that nods to the broader decorative scheme. The flat also comes with one off-road parking space. Outdoor Space Through original glazed doors is a sweet east-facing balcony, bounded by a wrought iron railing behind colourfully planted sleepers. A covered spot, it is as suited to a casual dinner as it is an early morning coffee set against the backdrop of Peckham Rye. There are also two immaculate communal gardens at the front and back of the building, tended to by a gardener. The Area Rye Court is perfectly positioned for the abundance of grocery shops, cafes, bars and fantastic restaurants within East Dulwich, Dulwich Village and Peckham. Peckham has several popular independent restaurants, bars and cafes, including Forza Wine, Levan, Artusi and Kudu. Larger establishments such as Frank's rooftop bar, Peckham Levels and the Bussey Building attract crowds from across the city. Equally close is Lordship Lane, home to a vast number of local favourites, including Mons Cheesemongers, Moxon's Fishmongers, Bon cafe and a wonderful deli, Jones of Brockley. The green spaces of Peckham Rye Park are conveniently placed just across the street; here, a playground, a community wildflower garden, a Japanese garden and masses of open green space can be found. Camberwell Cemetery and Dulwich Park are also nearby, as is Dulwich Leisure Centre, which has a swimming pool and a gym. For transport, stations in Peckham Rye and East Dulwich are equidistant; both run direct services to London Bridge; the former in seven minutes and the latter in 15 minutes. Peckham Rye Overground runs services to Shoreditch High Street and Dalston Junction in one direction and Clapham Junction in the other. Connections to the Jubilee Line can be reached at Canada Water in 10 minutes. Peckham Rye also has direct trains to Victoria in 10 minutes, Blackfriars in 15 minutes and King's Cross St Pancras in 24 minutes. This two-bedroom flat has been the subject of a carefully considered renovation in recent years. Thoughtfully executed by the current owner, its living spaces have been opened up to create a sense of flow throughout and capitalise on the excellent levels of natural light. The apartment has a private balcony and overlooks the large green space of Millfields Park; Chatsworth Road, with its excellent shops, cafes, and restaurants, lies on one side of the building. The Tour Chatsworth Court is a striking red-brick building with a curved facade, positioned on the corner of Powerscroft Road and Chatsworth Road. This apartment lies on the first floor, and makes excellent use of its corner position. Entry is to a hallway painted in Farrow & Ball's 'School House White', where there is a built-in shelving unit flush with the wall and further storage for coats and shoes. New engineered oak flooring leads the way to the open-plan kitchen/living/dining room, which occupies the front corner of the plan. The kitchen extends along two walls, made up of smart, cabinetry painted in Farrow & Ball's 'Railings' above and below solid oak worktops. There is a large butler sink and built-in appliances including a fridge and a slim dishwasher. A glass door to the balcony welcomes light in and creates a sense of indoor/outdoor living, acting as a natural extension of the indoor living spaces in the summer months. At the front of the space is the living/dining area, although the room would suit a variety of layouts. Four generous windows punctuate the curved wall, flooding the room with light and framing views over Millfields Park. Walls here have been painted a calming Farrow & Ball shade. There is a real sense of volume and space, lending the room a thoroughly peaceful atmosphere. The apartment has two generous bedrooms, both of which have been laid with seagrass carpet. The main bedroom has green-painted walls in a shade by Lick, with two large built-in wardrobes for storage. The second bedroom has built-in shelving and hanging space; the room would work equally well as an office. A beautiful mix of contemporary and traditional design, the family bathroom has been decorated with hexagonal white floor tiles and wall tiles by Claybrooke. There is a Burlington sink and a built-in bath. Outdoor Space The apartment has a private balcony, which receives a beautiful evening light. There is space for a table and two chairs, with room remaining to put outdoor plants here too. The Area Chatsworth Court is brilliantly located in Lower Clapton. It sits on the corner of Powerscroft Road and much-loved Chatsworth Road, which has a lively gauntlet of independent shops, cafes and restaurants, such as Pivaz and specialist suppliers L'Epicerie 56, London Borough of Jam and Hackney Draper. Leo's and Franks cafes are also nearby. The street comes alive every Sunday with the Chatsworth Road Market. The building is opposite Millfields Park and is a short walk to Hackney Downs. Victoria Park and London Fields are also within easy reach. A fantastic selection of shops, restaurants and bars, including Kate Sheridan, Pages of Hackney and bakery Casey's, are all close at hand. There are plenty of good pubs nearby, including The Chesham Arms, The Pembury Tavern and The Elderfield. The closest stations are Homerton and Hackney Central, offering Overground lines to Stratford, Highbury & Islington and Liverpool Street. Clapton and Hackney Downs Overground are both also within easy walking distance. This two-bedroom apartment with a large private balcony is positioned on the first floor of the Amin Taha-designed Spruce Apartments. Exceptionally well-located, the distinctive building sits between Stoke Newington and Dalston and has featured extensively in the design press for its innovative use of materials. This apartment reaches over 750 sq ft internally, with creatively designed and flexible south-facing living spaces. The Building Spruce Apartments was completed in 2016. The building has featured in The Architects' Journal, Domus and Dezeen, and was shortlisted for the Stirling prize. In 2017, it won both a RIBA London Award and a RIBA National Award. The architect's select palette of natural wood and raw brick runs throughout, from the well-maintained communal areas to the interiors. Taha explains that when architectural form results from material properties... buildings can teach people something by simply looking like what they are made of. The building was constructed using Cross-Laminated Timber (CLT), which provides a sustainable alternative to concrete and steel, acting as both structure and internal finish. Employing CLT also eradicates the necessity for finishing materials like plasterboard, suspended ceilings, cornicing and skirting, greatly reducing the embodied carbon of the building. The Tour The building is set in a conservation area and nestled between a Victorian townhouse and a red-brick Edwardian school. The exterior, with its brick cladding, enormous windows and jutting wicker balconies, offers an intriguing transition between its neighbours. According to the architect, Its form echoes the slender gables of the school and standalone presence of the neighbouring villa. The apartment is located on the first floor and is brilliantly bright care of floor-to-ceiling windows that flood the living space with light and provide access to the balcony. Set to one side, the open-plan kitchen has been executed with Corian worktops and integrated Smeg appliances. Timber walls create a wonderful feeling of warmth, cocooning the space and adding textural depth to the scheme. The two double bedrooms are quietly positioned at the rear of the plan, one with an en suite wet room. Both have built-in wardrobes for storage, neatly concealed within sheets of timber that render them almost invisible. In the hall is a large bathroom, a utility cupboard and a handy corner conceived as an office area. There is secure bicycle storage provided at the front of the building. Outdoor Space The balcony makes an excellent spot for a morning coffee. It is screened from the road with woven wicker that ensures privacy. The Area Barrett's Grove is quietly located within short walking distance of the shops, restaurants and bars of Stoke Newington, Dalston and London Fields. There are plenty of restaurants and bars on Stoke Newington Road and Kingsland High Street further down, home to institutions such as Rio Cinema and much-loved local spots such as The Dusty Knuckle and Brilliant Corners. Stoke Newington Church Street, a short walk to the north, has some excellent places to eat and drink, as does Newington Green to the west. Positioned for the best of east London, the green spaces of Hackney Downs, Clissold Park and London Fields are all close at hand, as are the wild open spaces of Hackney & Walthamstow Marshes. For more of our recommendations in the area, see our residents' guide. Stations at Dalston Kingsland and Dalston Junction (within a 10-minute walk) run Overground trains to Highbury & Islington, Shoreditch High Street and Stratford. Rectory Road and Hackney Downs stations are also close by and run trains to Liverpool Street in around 15 minutes.
